PROFESSIONAL EXPERIENCE:

8/2005 – Present                PROJECT ADMINISTRATOR: Perform cost and schedule control on a $13 million Federal office project

·      Lead and manage Mechanical and Electrical subcontractors to get Chiller Plant commissioned four months before Substantial Completion. Total subcontracts amount is  $1.7 million.

·      Estimate, prepare, and track potential Change Orders for Owner’s approval in the amount of approximately $1 million.

·      Create cost control estimate in the accounting system and perform forecasting of cost at completion.

·      Perform Earned Value analysis to assess project status and support in-progress payment requests

·      Establish, monitor, and update cost-and-resource loaded schedule.

·      Conduct project risk analysis and analyze impacts to project schedule.

·      Prepare bid packages and negotiate subcontracts. Perform subcontract administration.

 

2/2003 – 8/2005                SR. PROJECT ENGINEER

·      Closed out a Church renovation project quickly so that retainage was released two months after the project Substantial Completion vs four to six months in average.

·      Participated in a value engineering initiative that saved the Owner $250,00 on a retail project

·      Facilitated a project team consisting of Architect, Consultants, and subcontractors on Design-Build projects; Identified project requirements and ensured these requirements were reflected in contract documents.

·      Performed the contract administration, including selecting and negotiating contract with subcontractors and material suppliers, preparing subcontracts and purchase orders, reviewing and analyzing change order requests, originating change orders, etc

·      Reviewed and approved payment requests from subcontractors.

·      Performed quantity surveys, cost estimating, and quote analysis to assist in budget preparation.

·      Communicated and coordinated with Owner, Architect, Consultants, and Subcontractors to ensure design intents were achieved in the field

·      Prepared and monitored the construction schedule; Prepared and tracked material delivery schedule

·      Prepared close-out documents, including as-builts, O & M manuals, warranty, lesson learned, completion report, etc

STRUCTURAL ENGINEER: Performed structural analysis and design   

·      Was the key design member on the project of Museum of Prime Minister Zhou Enlai. The project won National Design Silver Award, Ministry of Construction Design Excellency 2nd Award, and Tianjin Design Excellency 1st Place Award.

·      Was the Project Manager on the design of an industrial plant more than 300,000 sf. Responsible for structural analysis, schedule and staff management, communication and coordination with owner, contractors, and architect, site inspection, documentation preparation, etc.

·      Was the key designer and liaison on PPG plant project in Tianjin Economic Development Area under the subcontract with Bechtel, one of the first bidding projects done by the company.
